Big Changes for Canadians: Bill C-4 and Your New $50,000 Housing Benefit

On March 12, 2026, the federal government officially passed Bill C-4, also known as the Making Life More Affordable for Canadians Act. This isn’t just another piece of legislation; it’s a massive shift in how much money stays in your pocket, especially if you're looking to buy your first home.

1. The $50,000 First-Time Home Buyer GST Rebate

The headline news is the complete overhaul of the GST New Housing Rebate. For decades, this rebate was capped at a modest $6,300. Under Bill C-4, that has changed dramatically.

·         Full GST Elimination: If you are a first-time buyer purchasing a newly built home (or a home that has undergone substantial renovation) priced up to $1,000,000, the 5% federal GST is now 100% rebated. This results in a direct saving of up to $50,000.

·         Partial Rebates: For homes priced between $1 million and $1.5 million, a partial rebate is available on a sliding scale.

·         Effective Dates: This measure is backdated! It generally applies to purchase agreements signed on or after March 20, 2025.

Note: To qualify, you must be a Canadian citizen or permanent resident, at least 18 years old, and the home must be your primary residence.

2. Middle-Class Tax Relief

The government has officially lowered the lowest personal income tax bracket.
