2026, the federal government officially passed Bill C-4, also known as
the Making Life More Affordable for Canadians Act. This isn’t just another
piece of legislation; it’s a massive shift in how much money stays in your
pocket, especially if you're looking to buy your first home.
From housing
rebates to income tax cuts, here is everything you need to know about the new
laws and how to claim your share.
1. The
$50,000 First-Time Home Buyer GST Rebate
The headline
news is the complete overhaul of the GST New Housing Rebate. For decades, this
rebate was capped at a modest $6,300. Under Bill C-4, that has changed
dramatically.

Full GST Elimination: If you are a first-time buyer purchasing a newly built home (or a home
that has undergone substantial renovation) priced up to $1,000,000, the
5% federal GST is now 100% rebated. This results in a direct saving of
up to $50,000.

Partial Rebates: For homes priced between $1 million and $1.5 million, a partial
rebate is available on a sliding scale.

Effective Dates: This measure is backdated! It generally applies to purchase agreements
signed on or after March 20, 2025.
